San Diego Home Market Report 2024 Spring

In San Diego, the median list price for homes as of April 2024 stands at $1,385,000, with an average price per square foot of $797. Properties are selling reasonably quickly, with a median of 21 days on the market. Notably, 27% of homes have experienced a price decrease from their original listing price, reflecting some negotiation in the market. Furthermore, approximately 14% of homes were relisted, indicating some challenges in moving properties at their initial listing price. The inventory level of homes is relatively stable with 454 listings on the market.

Turning our attention to condos, the median list price is currently $695,000 with the price per square foot at $735. Condos are lingering a bit longer on the market with a median of 28 days. About 19% of condo listings saw a price drop from their original list price, and 16% were relisted, underscoring a slightly more challenging market for condos compared to homes. The inventory for condos is slightly higher than homes, with 495 units available.

A Strong Sellers’ Market

Currently, San Diego is experiencing a strong sellers’ market. But what exactly does that mean? A sellers’ market occurs when there are more buyers than available properties, which is the case right now in San Diego. This market condition typically leads to higher prices, quicker sales, and often multiple offers on a single property, giving sellers an advantage during negotiations.
