There are many new home master planned communities in North County San Diego and South Bay San Diego in particular. Knowing where value is in San Diego can help you see the best areas to get the most bang for your buck. Sometimes trying to buy real estate in a community that is ultra-desirable means that you will be paying a high price tag for it and there’s nothing wrong with that if you want that exact community. There are areas that may not have the ultra-desirability factor but are still desirable and that’s where you can find value, a good price for a good home in a good neighborhood. Close to the ultra-desirable area but without the big price tag. There is also value in San Diego short sales and San Diego foreclosures which we closely monitor for our clients.
Commuting time to work can be a big factor when buying a home. You wouldn’t want to buy a home in Chula Vista if you worked in Carlsbad, the drive time in traffic may drive you crazy. Traffic has increased in San Diego and some highways flow better than others. Once we know where you work then we can show you communities to buy a home in that are within a realistic commute time that is within your tolerance.

You have to ask yourself, what is important to you when buying a home? From working with buyers for many years we’ve found that some of the most important criteria for buying a home are;
Once you know what it is you want or at least basically what you want, we can start emailing you properties that fit your requirements. It’s not like searching on your own for a home on sites like Zillow and Trulia, which many of the homes may not even be for sale on these websites, or homes that are for sale may not even be on these websites, it’s an accurate, defined and filtered search only emailing you homes that fit what you want to buy. Once you preview these homes you can discuss them with your Lewis Team Agent and then go see the ones you like by meeting the agent at the properties and walking through them and actually seeing it in person and not online. Sometimes pictures don’t show the property as it really is and the only way to really see if the home is right for you is to go see it in person.
Recently there have been a plethora of flipped properties in San Diego County. Many older communities in San Diego, homes built in the 50’s and 60’s are getting new life from the flippers, a makeover of sorts. Many of flipped homes “renovation real estate” are being remodeled very nicely and some are even complete head to toe remodels. Some real nice product if I do say so myself. These flipped homes in San Diego are a real boost to the communities they’re in. I see a lot of flipped homes in, Clairemont, La Mesa, Poway, older Chula Vista, Spring Valley, Escondido just to name a few.

The Lewis team was nothing short of phenomenal. I worked mostly with Mike, as he was the agent who helped me purchase a home.
