Santee Real Estate Market August 2018

August 11, 2018

There are currently 78 single family detached homes on the market in Santee 92071. 

• Highest priced home on the market: $1,274,900
• Lowest priced home on the market: $395,000
• Average priced home on the market: $632,432
• Median priced home on the market: $590,750

Santee is rich with flipped properties and many of the remodels are redone professionally and overall look good. Some of them are of course not remodeled so nice but for the most part the flippers are doing good work. I just showed one today on Conejo Road that looked really good. Santee does have a lot of properties with cracked slabs, some have been repaired and some have not. Make sure you do your due diligence when buying a home in this area of San Diego County. There is also new homes for sale in the Weston Community off of Mast by the 52.

Currently there are 58 homes in escrow in Santee according to the San Diego MLS.

• Highest priced home in escrow in Santee: $850,000
• Lowest priced home in escrow in Santee: $420,000
• Average priced home in escrow in Santee: $581,923
• Median priced home in escrow in Santee: $554,500

There were 49 homes sold in July in the community of Santee CA.

• Highest priced home sold in Santee: $796,900 was listed at $814,166
• Lowest priced home sold in Santee: $420,000 was listed at $399,000
• Average priced home sold Santee: $579,716 avg. list price $585,136
• Median priced home sold in Santee: $565,000 med. list price $569,900

As you can see from these numbers the list and sold prices are very close. If homes are priced right they move quickly and sell fast in this market. The median days on market before going into escrow was 15 days and the average days on market was 22 days. The average square feet of these sold homes was 1,718 Sq Ft with an average lot size of 7,827 Sq. Ft.
