Short Sales Become the Norm

After reading an article on MSNBC about short selling homes throughout the United States I found some of the facts very interesting. Here in Southern California, San Diego County to be exact we have been hit with many foreclosures and more and more homeowners that need to sell but owe more money on their home are choosing the short sale option. Right now we are handling over 40 short sales in San Diego County, some in the Chula Vista Area as well and homeowners are optimistic but realistic as well about their short sale options. Banks move slow in this short sale procedure and are inundated with short sales form many of their mortgage holders in all 50 states. If anyone needs to be taught a lesson in patience it’s having children or doing a short sale.

The article I read on MNBC was entitled “As Housing Falls, Short Sales Become Common” and some of the facts I found worth repeating were that roughly 20 percent of all U.S. home sales in March were “short sales.”  This is important to me because I find that homeowners faced with loosing their home go into a paralyzed state of fear and not only don’t act quickly enough but in many cases don’t act at all. Seller can’t make their house or condo payments for many different reasons and shame and fear can create a feeling of helplessness with symptoms being close to paralysis. The 20 percent of home sales in the U.S. being short sales I hope will show them that they are far from being alone. Some parts of San Diego have more short sales than regular listings and foreclosures combined.

The second interesting quote was, “According to IFM/Campbell research, two-thirds of short sales are initiated by homeowners and one-third are launched by mortgage lenders (as a foreclosure alternative).” This is important to me because homeowners realize although in many cases later than sooner that a short sale is a viable option to foreclosure and then they act. The homeowner is usually the one to take the first step in the short sale process. I would have to say in my experience that most short sales will go to foreclosure. This is due to many reasons most of them not because of the homeowners desire to make the short sale work.

Del Mar Fair 2008 AKA San Diego County Fair

It’s time once again for the Del Mar Fair or San Diego County Fair as it’s officially known. This San Diego tradition is well known to San Diego County Fairus San Diegans as a “can’t miss event” and our kids sure remind us of that. My daughter has already asked 10 times, can we go to the fair, can we go to the fair, and we just got back from a vacation to New York last night. The fair is at the beautiful Del Mar Fairgrounds in Del Mar and always runs just before Thoroughbred Horse Racing starts at Del Mar every year. This year was a little more congested, traffic wise, due to the 2008 U.S. Open in Torrey Pines which is a stones throw away from the Del Mar Fairgrounds.

This year the San Diego County Fair will run from June 14 to July 6. Hours for admission into the park are from 10:00 A.M. to 11:00 P.M. on Fridays and Saturdays and from 10:00 A.M. to 10:00 P.M. on Sunday thru Thursday. Admission price for the San Diego Fair is $12 for adults, $6 for ages 62 and older and children from 6–12 years old and FREE for children 5 and under. There is a 24 hour recorded message for San Diego County Fair Information at 1-858-793-5555.

There will be lots to do at the San Diego County Fair in 2008. Some of the traditional things to do will be; Games, Rides, Food, Entertainment, Booths, Animals and so much more. Some of the entertainment this year will be; BB King, Fergie, Sugarland, Little Big Town, Boston, KC and the Sunshine Band, and many more bands, singers and entertainers. Torrey Pines US Open 2008

It’s a great week for golf in San Diego. Most weeks in San Diego are great for golf but this Torrey Pines Golf Course US Open 2008week is special because Tiger Woods is in town for the US Open at Torrey Pines. This is another one of my posts on why San Diego is such a great place to live. San Diego Golf Courses are some of the finest in the world and weather in San Diego is almost always perfect. I almost said, Always Perfect, but we do get rain on rare occasions. I know that Torrey Pines is many a pro golfer’s favorite golf course and I know why. The course is stunningly beautiful overlooking the Pacific Ocean surrounded by rare Torrey Pines – the only place they grow in the world.

Well I guess Tiger is back four from the leader, Justin Hicks. Sometimes I think he just likes to make things interesting. If you ever get a chance to visit Southern California make sure you stop by Torrey Pines Golf Course and Torrey Pines State Beach. It’s truly one of San Diego’s Gems.
