I was reading an interesting article this morning about McMillin Realty in Chula Vista and San Diego California. McMillin RealtyThey were just sold to Better Homes and Gardens. Here’s an exerpt from the Street.

We try and visit Hawaii once a year as our one big vacation for the year. We can’t always make the trip but we really try because it’s a wonderful place to recharge your battery and just take it easy for a while. Living in San Diego allows a straight through flight from San Diego to the islands of about 5 to 5.5 hours. This year we went to Kona on the Big Island which is probably our favorite of the Hawaiian Islands. We stayed at the Hilton Waikoloa Village, north of Kona. We’ve staid their a few times before and our first visit was a stay at a Waikoloa Village condominium compliments of Prudential California Realty, a nice gift from the owner of the Prudential Office we were working at. We instantly fell in love with Hawaii.

I don’t think I’ve ever blogged about our Hawaii vacations before but I thought this was a good opportunity to start. I would also love to share any information about traveling to Hawaii from the experiences that my family and I have had. This particular blog post is about a snorkeling trip we went on to Captain Cook. Captain Cook which is officially the Kealakekua Bay is a wonderful place to snorkel on the Big Island and is accessible almost exclusively by boat. We had been there about 10 years ago and we knew what to expect before we went. It truly is a great place for snorkeling.

We called Captain Zodiac Raft Expeditions and made plans for my wife, granddaughter and myself to go out on a 24 foot Zodiac Hurricane RHIB Raft to Captain Cook. What I really liked about going out with Captain Zodiac was the crew. We had 2 crew members, Captain Colin and Buddha. Not sure what Buddha’s real name was but he said call me Buddha. There were about 12 of us total on the boat with the captain and the first mate. We started off by going out to look for sea life on the way to Captain Cook. We went out several miles from shore and then headed south looking for sea life the whole time. We found Oceanic Whitetip Sharks, Brown Footed Boobies “a type of sea bird”, a pod of over 200 Spotted Dolphins and 2 Humpback Whales. Now keep in mind this is a snorkeling trip but the crew went out of their way to find these for us to experience. Their passion for what they do was unreal, I mean they literally spent the whole time teaching us about everything we saw and stories of Hawaiian history as well. Just incredible.

Buddha went out of his way to spend some time with my granddaughter and show her the sea creatures at Captain Cook. Something my granddaughter will never forget, nor will I. I can’t recommend this company enough and if you call them to go out to Captain Cook make sure you ask for Captain Colin and Buddha. You will love these 2 guys.

I recently stopped by and previewed Sea Cliff in Rancho Penasquitos, a new home community in North County Inland in San Diego. This San Diego New Home Community is built by KB Home and they have done a wonderful job with this community. The homes have very nice floor plans that are open with a nice flow about them. From the KB Home website they have the new homes ranging from $909,990 to $1,029,990 which is very reasonable considering it’s a new home in Rancho Penasquitos in the Poway School District. The sales office and models are located on Cloudbreak Avenue in 92129.

There are not many areas in Rancho Penasquitos to build new homes let alone a fairly large new home community like Sea Cliff. There are 5 different floor plans to choose from in the Sea Cliff new home community. All of the homes are 2 stories with a 2 car garage and range from 4 bedrooms to 6 bedrooms and from 2,892 square feet to 3,918 square feet. The community of Sea Cliff is located very close to Del Mar Highlands Town Center and Mira Mesa Mall.

Interest Rates in San Diego Go UpSan Diego Interest Rates Rise 2016

The Federal Reserve finally raised interest rates. In a unanimous decision the Federal Reserve raised the federal funds rate by 25 basis points to 0.25%-0.50%. This is the first interest rate increase since 2006, that’s right, almost 10 years since a rate hike. Going forward the Fed is expected to systematically raise interest rates gradually based on economic indicators. With the economy improving the interest rates are set to rise in 2016. The hope and the expectation is they will rise very gradually as not to bring real estate purchases to a crawl.

What does this mean if you’re buying a home in San Diego and need borrow money to buy that home?

Well it means that money just got more expensive to borrow, but not by much. Also, since we know that rates will rise systematically going forward, then borrowing money to buy a home now rather than later will be less expensive. If you’re buying in 2016, start early and buy a home or condo or whatever you type of real estate you want to purchase sooner than later.

What does this mean if you’re selling a home in San Diego?

This means that a small percentage of buyers that could afford your home and wanted to buy your home can longer qualify for the loan to purchase your home. This also means that buyers looking in a higher price range will now be looking in your price range and may not like the fact that they are buying less of a home for the same amount of money. For instance if a buyer was qualified up to $500,000 to buy a home and then after the interest rates rise they now only qualify for $470,000 they will do one of 3 things.

1. Look at homes in a lower price range then what they were looking at
2. Offer less money for your home
3. Decide not to buy at this time

Since interest rates going up is predicted to continue going forward then the scenario of a home buyer qualifying to borrow less money than they previously were able to will continue. This will slow the rise of home prices, which in many ways is not a bad thing. For the home seller, the sooner you sell the better and for a buyer needing to borrow money the same logic applies.
