Here is the latest data for the 2019 San Diego Real Estate Market.

San Diego County’s 10 highest and lowest priced communities based on average price per square foot. 2019 has been a good real estate market in San Diego County. Interest rates being low and getting lower have caused many home buyers to get off the fence and commit to buying a home in 2019. Home sellers in San Diego have enjoyed a higher sales price overall according to county statistics but there have been less sales in relation to last year’s number. 

Price per Square Foot statistics will almost always favor the higher end communities in San Diego County. These are the more desirable areas where people will pay top-dollar for real estate. Many of the top 10 communities are close to the beach. These areas, year after year have always demanded the highest amount of price per square foot for real estate.  The more desirable, due to whatever the factor, means more people want to live there which will keep the prices of the properties higher than less desirable areas.

Explanation of Price per Square Foot

Price per square foot (PPSF) is the sale price of a home divided by its gross living area; it illustrates how much buyers pay for a square foot of living space. When derived for a market, it is a helpful gauge for comparing the affordability of different communities. The average price per square foot is calculated by taking the average price per square foot of all sales in the community for the prior 12 months, after controlling for outliers

These communities will change on a monthly basis due to many factors. Looking at longer time period valuations is also an important part of the equation.
