This is Mike Lewis with The Lewis Team driving out to a listing we have out here in the woods, San Diego back country and I cannot help it, every time I get in the car, I hear these commercials about selling your home from cash. This place called … Blah Blah Blah advantage, or I buy this, and I buy that, avoid a realtor, no hassle will close quick, you do not need to paint your house or deal with buyers coming through. If you have a house that is in disrepair that is in flipper territory like the only one who can buy it is cash only. Do not go to one investor, then you are just getting one offer.
The only way a flipper makes the numbers work for them to do what they are doing and put a bunch of money into it and get it back on the market and make a profit is to buy it cheaply.
So, if you are calling one person, one company for them to come out and give you an offer on your property I guarantee you it is going to be a low-ball offer. And they are going to tell you it is a great offer. They’ll give you stats from Zillow and tell you your house needs hundreds of thousands of dollars in work and this is the best number they can give you, and take it or leave it, and I'll close in 14 days, and there's a much better way to do this.
I am doing this for my car because I was going to do it from my desk and make it all professional and I just said you know what it is time to get this video out! If you are thinking of selling your property in San Diego and you are going to sell it to an investor for cash and do a quick close there is a much better way to do it, I will tell you how we do it at The Lewis Team. I mean, if you want to give your house away to an investor for $50,000 less than what you could get for it, by all means call that one investor that you hear on the radio and close quick, no buyers coming through your house, you don't need to paint, believe me you're going to sell that house for a lot cheaper than if you had every investor looking at it and bidding on it to get you the best possible offer. You are going to leave a lot of money on the table.
And you know what, we'll still close it just as quick as they will but we're going to make sure you get all the money that you deserve on that house, whether it's your house and you're selling it, whether you inherit it, whatever the reason, whether you start a construction project and you couldn't finish it and now you got to sell it to an investor. Do not sell your home for less just because you think it is the right thing to do. You are going to get a low-ball offer; you are going to leave a lot of money on the table that the investor is going to take and laugh all the way to the bank. Do not do that!
It is our money, get all of it! And I know this because the ones we do list, I see some flippers will put offers in let us say on a property for $600,000, some will do $650,000 offer, some will do $700,000 offer and we get them all bidding. You may end up getting $730,000, $750,000 for it where if you only call that one flipper that offered you $600,000 how much money you leaving on the table? A lot! Do not do that!
