Lakeside Real Estate Market Update February 2026
Real Estate in 92040 – Lakeside, East County San Diego
As a real estate professional who has worked throughout East County for decades, I’ve always viewed Lakeside as one of San Diego County’s most unique markets. Located in the 92040 zip code, Lakeside blends rural lifestyle, equestrian properties, suburban neighborhoods, and proximity to reservoirs and open space.

The February 2026 data (reflecting January activity) gives us a very clear picture: inventory remains tight, detached home prices are holding strong, and buyers are selective but active.
All statistics below are based on data from the San Diego MLS
Overall Market Snapshot – January 2026 (Year-Over-Year)
Detached Homes (Single Family)
Compared to January 2025:
- New Listings: 18 (↓ 33.3%)
- Pending Sales: 12 (↓ 33.3%)
- Closed Sales: 14 (↓ 6.7%)
- Median Sales Price: $837,500 (↑ 4.7%)
- Percent of Original List Price Received: 99.0% (↑ from 98.3%)
- Days on Market: 50 (↑ from 23)
- Inventory: 26 homes (↓ 38.1%)
- Months of Supply: 1.3 months (↓ 38.1%)
What This Means
Even though sales volume is down, prices are up nearly 5% year-over-year. That tells us one important thing:
Well-priced homes in Lakeside are still commanding strong offers.
With only 1.3 months of inventory, this is still a seller-leaning market for detached homes. A balanced market typically has 4–6 months of inventory. Lakeside is well below that threshold.
However, homes are taking longer to sell (50 days vs. 23 days last year). This reflects:
- Higher interest rates compared to prior years
- Buyers taking more time
- Increased negotiation on condition and pricing
We are no longer in the ultra-fast 2021–2022 environment — but demand is steady.
Attached Homes (Condos & Townhomes)
The attached segment tells a different story:
- New Listings: 9 (↓ 18.2%)
- Pending Sales: 5 (↓ 50.0%)
- Closed Sales: 3 (↓ 57.1%)
- Median Sales Price: $375,000 (↓ 15.3%)
- Percent of Original List Price Received: 98.9%
- Days on Market: 22 (↓ 38.9%)
- Months of Supply: 2.4 months (↑ 26.3%)
Interpretation
The attached market is more volatile due to:
- Smaller sample size
- First-time buyer sensitivity to interest rates
- HOA fees impacting affordability
A 15% drop in median price year-over-year is significant, but remember: small data sets can exaggerate percentage swings. What this really signals is:
Buyers in the entry-level price range are price sensitive and negotiating.
For investors and first-time buyers, this segment may present opportunity in 2026.
Inventory Remains the Big Story
One of the most important numbers in this report:
- Detached inventory is down 38% year-over-year.
- Only 26 homes for sale in January.
This is historically tight for Lakeside.
Low inventory creates:
- Price stability
- Competitive conditions for desirable homes
- Limited buyer choice
Many homeowners are locked into low mortgage rates from 2020–2022 and are choosing not to sell unless necessary.
What Buyers Should Know in 2026
If you're moving to Lakeside from out of area — especially from coastal San Diego, Orange County, or out of state — here’s what makes Lakeside appealing:
Lifestyle Advantages
- Larger lots and equestrian zoning in many neighborhoods
- Access to El Capitan Reservoir and outdoor recreation
- More affordable than many central and coastal areas
- Strong sense of local community
Market Strategy for Buyers
- Expect competition on updated, well-priced homes
- Be prepared to move quickly under $900,000
- Don’t assume you’ll get steep discounts — sellers are still receiving 99% of asking price on average
- Use inspection contingencies strategically — buyers have more leverage than in 2022, but not unlimited leverage
What Sellers Should Know
If you own a home in Lakeside and are considering selling in 2026:
The Good News
- Median detached prices are up 4.7% year-over-year
- Inventory is very low
- Buyers are still paying near full asking price
The Reality
- Homes are taking longer to sell (50 days vs 23 last year)
- Overpricing will cost you time
- Presentation and condition matter more than ever
Today’s market rewards:
- Accurate pricing
- Professional marketing
- Strong MLS exposure
- Proper staging and preparation
It is no longer enough to “just put it on the market.”
2026 Outlook for Lakeside
Looking ahead:
- Inventory will likely remain constrained.
- Prices should remain stable to modestly appreciating in the detached segment.
- Attached housing may experience more variability.
- If interest rates decline later in 2026, we could see renewed upward price pressure due to low supply.
Lakeside historically performs well because:
- It offers more land for the money.
- It attracts move-up buyers from more expensive parts of the county.
- It appeals to buyers wanting semi-rural lifestyle without leaving San Diego County.
Final Thoughts
The Lakeside market in early 2026 is stable, inventory-constrained, and still seller-leaning for detached homes.
For buyers, this is not a distressed or declining market — but it is more negotiable than the frenzy years.
For sellers, pricing correctly is critical, but the fundamentals remain strong.
