2024 is an interesting year for real estate in Chula Vista. There is some good news and some bad news to report so let’s get to it. I’ll go over the 5 Zip codes that make up Chula Vista and report on each one separately. By doing this you can  see how your zip code and neighborhood are doing on a more granular basis. This week the median list price for Chula Vista, CA 91910 is $899,900 with the market action index hovering around 67 which shows a sellers’ market. This is an increase over last month's market action index of 64. The inventory has decreased to 15 homes for sale in the 91910-zip code. Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure soon if the trend continues. In this Chula Vista zip code, the inventory of homes is extremely low, slim pickings for buyers. Sellers are getting multiple offers and are enjoying a good increase in their home’s equity. 

Chula Vista 91910 has about half of the homes in its borders west of the 805 and the other half east of the 805. The neighborhoods include Hilltop, Terra Nova, Rancho Del Rey, neighborhoods along H Street to Southwestern College. This area is in the northwest part of Chula Vista. The communities east of the 805 were some of the first new home communities built in the 1980’s that kicked off the Chula Vista real estate boom. McMillin built many of these new homes.

This week the median list price for Chula Vista, CA 91911 is $809,000 with the market action index hovering around 77. This is an increase over last month's market action index of 73. Inventory has increased to 13. 91911 is even more of a seller’s market than 91910 in this snapshot in time. 13 homes for sale in the entire zip code of 91911, this is the problem. The lack of inventory is allowing sellers to enjoy plenty of offers on their homes while buyers are competing with many other buyers. Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.

The 91911-zip code has about two thirds of the homes west of the 805 and the remaining one third east of the 805. This is in the southwest part of Chula Vista and the neighborhood include Fruitdale and Sunbow by Sharp Chula Vista Medical Center.

Inventory has increased to 14. Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure soon if the trend continues.

Chula Vista zip code 91913 is mostly comprised of Otay Ranch. It covers the middle part of south Chula Vista. The neighborhoods to the north and south of Olympic Parkway comprise a large part of 91913.

This week the median list price for Chula Vista, CA 91914 is $2,550,000 with the market action index hovering around 64. This is an increase over last month's market action index of 54. Inventory has increased to 8. The market has been strong for several consecutive weeks. Reflecting these inventory conditions, with the MAI in the Seller’s zone, it is not surprising that prices have recently resumed their climb. If you noticed, the median price for this zip code is much higher than the others. This is because there are many high-end properties in this zip code. Many of the homes built by new home builders including custom home builders built large homes on large lots in this area of east Chula Vista.  

91914 is in northeast Chula Vista and includes communities like Rolling Hills Ranch, EastLake Woods including The Gates at EastLake Woods, Bella Lago and San Miguel Ranch.

This week the median list price for Chula Vista, CA 91915 is $936,000 with the market action index hovering around 61. This is less than last month's market action index of 65. Inventory has increased to 11 homes active on the market, which is very low for how many homes total are in this zip code. The market has been just like the others in Chula Vista, not enough inventory, and many buyers looking to buy in this very special area of San Diego County. Like the other areas, this is a sellers’ market.

This zip code comprises most of Eastlake and Windingwalk with a portion of Otay Ranch as well and is in the southeast portion of Chula Vista. The community of Eastlake Vistas buts up to the Lower Otay Lake by the Olympic Training Center.

What is the good news?

The good news is if you’re a seller than you are in a great position to sell your home for top dollar. You should get multiple offers on your home if it’s priced correctly. As we head into the selling season: spring, and summer, you will be in the driver’s seat.
