One of the trends I’m starting to see in the San Diego Real Estate Market is that buyers have been and are really starting to bid up the foreclosures. I’m starting to see foreclosures sell for more than what a comparable short sale or regular sale “although in some areas of San Diego there are not too many of those” are selling for. What also needs to be considered is that most foreclosures are in poor condition compared to other homes or condos on the market. In many cases the yards are dead, they have been partially stripped, and the pride of ownership was gone once the homeowner new the bank was going to foreclose on them on and so on.
Short sales should be, in my opinion, not overlooked by home buyers in San Diego. Generally they are usually occupied by homeowners or renters and are usually in great condition. Homeowners are sometimes willing to repair items that home buyers want done where the bank owned properties are almost always sold as is. I truly believe that in many cases a buyer with a good buyer’s agent can find more value and a better home with a short sale rather than a foreclosure.
I hear buyers and inexperienced buyers agents voice their opposition to even looking at short sales in San Diego. I hear them say, short sales are a waste of time, short sales take way too long, the banks move way too slow on short sales and a buyer can lose interest and decide not to buy a home and so on. Most of what I hear is true if you go about it the wrong way. When looking at short sales you need to look at the short sales that are far along in the process and are being handled by an experienced agent. If a short sale is brand new or less than 60 days on the market it is usually still in the early stages and can have several months to go before the bank will have a price for what they will take for the home. If you write an offer in the early stages you might not have an answer back from the bank for many months and sometimes not at all.
Inexperienced agents selling short sales are a major problem in the San Diego real estate market. We have negotiated well over 50 short sales on the listing end and we have a great system for getting them closed. Our experience in short sales is excellent. Some agents have no experience and quite honestly don’t know what they’re doing. If you’re considering showing short sales or buying a short sale make sure the short sale is far along in the process. As an agent one can look at the confidential remarks and see if the experienced agent has put in verbiage to show that the bank is willing to accept an offer at a certain dollar amount. Also look at the market time on how long the short sale has been on the market. The process usually takes at least 60 days before the bank will say what dollar amount will work for them. Call the agent who has the short sale and ask them where they are in the process. By speaking to an agent you will know if they are experienced and know what they’re talking about. After a while you will start know which agents selling short sales have experience and which ones don’t.

Chula Vista 91915 – July 16 2008.
I just ran the stats for the number of homes sold in Chula Vista 91915 and the average sales price of homes sold in Chula Vista zip code 91915 from January 1 to June 30 in the years 2004, 2005, 2006, 2007, and 2008. This is the half year mark and I thought it would be interesting to see how the 91915 Zip Code is doing right now. Chula Vista in 2008 has been flooded with foreclosures and even more flooded with short sales. We have helped many clients in Chula Vista with doing a short sale to help them avoid foreclosure and have been very successful with many home owners that are in trouble of loosing their homes. These short sales can take months and many times are foreclosed on by the bank or mortgage holder and becomes an REO and gets sold as a foreclosure by the bank.
The chart that shows number of homes sold tells us that in Chula Vista 91915 there were 200 homes sold in 2004, 186 homes sold in 2005, 123 homes sold in 2006, 94 homes sold in 2007 and 138 homes sold in 2008 for the first 6 months of the year. This spike in home sales is higher than the 2007 and 2006 volume at this same time in those years respectively. There were 44 more homes sold this year than there were in 2007 at this same time. There could possibly be some more closings that went into escrow that haven’t closed yet that could bring these numbers even higher. The sales volume for homes “single family detached” is on the rise in Chula Vista 91915 and this is a good sign in a struggling Chula Vista real estate market.
The chart that shows average sales price for homes sold in Chula Vista 91915 is not so pretty. The average sold price of Chula Vista homes sold from January 1 to June 30 in 2004 was $574,065, 2005 was $648,399, 2006 was $680,355, 2007 was $610,816 and 2008 was $455,877. The difference from 2007 to 2008 was $154,939 and the difference from 2006 to 2008 was $224,478 less in average sold price for homes in 91915 Chula Vista. That is a huge drop in average sold price for homes and the inventory of homes and the foreclosures and short sales might drive it down even further. Some of the positive notes are that we are getting multiple offers on our short sales and foreclosures are also seeing many offers that are usually driving the sold price to be higher than the list price. Once the foreclosures and short sales start dwindling down the market here should stabilize nicely. There are still many new home communities in 91915 and they have slowed to a crawl.

Zip Code of 91915 of Chula Vista includes EastLake, Windingwalk and Otay Ranch. July 2008 shows 216 single family detached homes – this does not include condos or town homes – that are for sale in the MLS marked Subject to Court or Lender Approval. Although some of these homes might be marked for court approval purposes the overwhelming majority of these homes are short sales and foreclosures in the Chula Vista 91915 Zip Code. The largest percentages are short sales. The total amount of Chula Vista 91915 homes for sale in early July 2008 is 339 homes. If the Chula Vista short sales don’t get negotiated with the banks for a settlement amount with an excepted offer they will in most cases become foreclosures.
