San Diego is ripe for a great 2009 in the Real Estate Market. Prices are low and falling in the upper end price ranges and coastal communities. Interest rates are falling and should stay low through most of 2009. With the continuing foreclosures and the government helping homeowners and the economy out – here and there – the real estate in San Diego for 2009 should start the stabilization in the lower price ranges of single family detached homes. I’m starting to see it already and the entry level homes should continue to level off in many areas of San Diego through the 2009 real estate year.
It doesn’t mean that all the news is great and everything in real estate and the economy is just fine but it is the start of the next market. Once the entry level home prices stabilize it will have an effect on the entire market. Many “on the fence buyers” should jump into the market in 2009. With a new president in the White House this should calm the uncertainty of the whole election issues we’ve been focused on for the last 2 years. Many buyers who short sold their homes in 2006 and 2007 will be able to buy again. The investors have been pulling money out of their roller coaster ride on Wall Street and are deciding that real estate is a better more tangible item to own, especially real estate in Southern California.

When you buy a house there are many rebates you can get if you’re the purchaser. A house rebate can include the seller paying closing costs which can be recurring or non-recurring. Closing costs can be loan costs, escrow fees, inspections, HOA fees, and so on. The seller can also rebate the San Diego house by selling it for less than the home is worth due to time restraints, relocation, or a good negotiating Realtor as a buyer’s agent. House rebates can also come in the way of the selling agent or the buying agent giving up part of their commissions to make the deal work.
Rebates can also be given by the lender by reducing their fees. Buying foreclosures and short sales in San Diego can also include rebates on the house by the lender or mortgage holder. The best rebate is making sure you have a great buyer’s agent working for you and finding you the right house and negotiating the right purchase price.

If the real estate market in San Diego is a long snake the foreclosures are like an elephant that the snake has eaten. Like anything a snake eats it will take time to pass through the length of the snake’s body. Eventually it will be digested and disposed of. In the mean time the snake has a huge blockage that has to work itself through before it goes back to its normal appearance.
The San Diego Real Estate Market has swallowed an elephant and that elephant is the foreclosure market. This foreclosure elephant is slowly being digested by the real estate buyers in the San Diego Real Estate Market Snake. It will take some time to digest and property values in many areas of San Diego are still declining. Banks are loan modifying and taking short sale offers that are heading off foreclosures that will never even hit the San Diego Market. Banks are also starting to bulk sale REO’s so that investors can gobble them up and sell them at auctions or hang on to them as investments for a sale at a later date.
The snake is fat and the elephant has a long way to go to get to the end of the snake. Hopefully in 2009 and 2010 we’ll start seeing the leveling off of real estate values in San Diego County. There are some areas in some price ranges that are already leveling off. Unfortunately some of the higher end homes still have a sharp drop ahead.
