2010 San Diego Real Estate Market
I know it’s still 2009 November and it might be a little early for 2010 San Diego Real Estate Market predictions but I think I’ll give it a shot. 2010 in the San Diego Real Estate Market should show more foreclosures than we had in 2009. In 2009 many foreclosures were held off of the market due to the moratoriums. Now that many of the foreclosure moratoriums are lifted the banks are gearing up to get the REO’s off of their books. 2010 in San Diego and many parts of the country will be known as the year of the “Last of the Foreclosure Market”. There will be more foreclosures after 2010 into 2011, 2012 and 2013 but 2010 will be the last big year for foreclosures.
There will still be more short sales and some banks are moving faster on them. There’s lots of talk about the short sales being streamlined and moving through the system faster. In 2010 it might just be a lot of false hope in this area. I hope I’m wrong and we see the short sales as a whole (not just select banks) move through the system fast and to a sale but it might just be a lot of hype. Systems like REOTrans are setting up to do short sales but I’ll believe the push towards short sales over foreclosures by the banks when I see it.
For homebuyers in 2010 it should be a delight with more inventory coming into the San Diego Real Estate Market. In some price ranges like the lower end first time home buyer prices under $400,000 there still will be a fight with other buyers to get the homes. There are way too many buyers and investors in the under $400,000 range in many areas of San Diego County that will keep this price range in very short supply in 2010. The upper end in non-coastal areas will still slide a little lower in 2010. We’ll see how this worked out in 2011.

I read a recent article titled: Realtors® Urge Congress to Act Now to Extend Homebuyer Tax Credit. In the article the National Association of Realtors included some facts about how many first time home buyers were helped into their new homes by the tax credit which will end on November 30, 2009. I know it’s helped here in the San Diego Real Estate Market and many of our clients have taken advantage of the incentive.
Below is an excerpt from the article:
The National Association of Realtors® is calling upon its 1.2 million members to urge Congress to extend the successful homebuyer tax credit into next year.
Since its inception earlier this year, the $8,000 first-time homebuyer tax credit has brought 1.2 million new buyers into the market—350,000 of whom would not have purchased a home without the credit, according to NAR. The credit is due to expire November 30.
“Now is the time for Congress to keep this recovery going by extending the tax credit through 2010 and making it available to more homebuyers. We have all seen how the credit has been a spur to bring homebuyers into the market, and have seen the beginnings of a real recovery in the housing market. Housing has always led this nation out of economic downturns, and can do so again,” said NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.
Realtors®, the leading advocates for homeownership and housing issues, will be writing to their Senators and Representatives to tell them of the successes with the tax credit thus far and to press them to extend and expand it now.

CAR Revises San Diego Real Estate Sales Numbers Due to MLS Data Glitch
This blog post is in reference to an article in the Wall Street Journal by James R. Hagerty. The WSJ reported that:
“The California Association of Realtors expects to make sharp downward revisions in its recent monthly reports of soaring home sales in the San Diego area, Robert Kleinhenz, deputy chief economist of the trade group, said in an interview. The problem resulted from a glitch in data from a multiple-listing service in San Diego, Mr. Kleinhenz said. He said a change in computer systems used there resulted in incorrect data being sent to the Realtor association over the past year or so. Thomas Lawler, an independent economist in Leesburg, Va., who tracks home sales nationwide, raised questions about the San Diego data in a report last week. Mr. Lawler noted that the numbers reported by the Realtors vastly exceeded those from MDA DataQuick, a research firm in La Jolla, Calif., and other sources. The California Realtors have reported that San Diego sales in April were up about 63% from a year earlier. Mr. Kleinhenz said that is expected to be revised downward to a gain of about 20%. For May, the group reported an 89% increase in sales in San Diego; that will be slashed to about 6.5%, the economist said. As a result, he said, the state-wide sales gain for May — reported last week as 35% — also will be revised down, though it probably will remain above 30%, Mr. Kleinhenz said.”
I use the San Diego MLS as a Realtor in San Diego. There have been some changes to it over the past year and just recently. Fields have been added and things have been changed around. It took Listingbook quite a while to finally come into San Diego as a tool for agents and their buyers and sellers to view real estate for sale in the MLS. It has been frustrating for me as well because the IDX solution for my San Diego real estate web site has been changed several times because of the adjustments in the San Diego MLS. This has also made many of my search links invalid and error codes pop up when clients do searches with prior created links. It has forced me to remove the links. I also understand that the MLS not only in San Diego but other areas of the country change from time to time and will always have to be modified with new fields and updates. It is a part of technology and changing times.
The old adage “GIGO – Garbage In Garbage Out” – doesn’t apply either because it wasn’t “Garbage In” it was just “Garbage Out”. Because of the Changes in the MLS I can see how the sales calculations can be different from what they were in the past because of the added fields that are now in play. I’m glad the mistake was caught and I’m sure more caution will be used in the future when doing these calculations. It can also affect the Median Home Price data as well. If fields change and new categories are created someone with an understanding of all this needs to be overseeing the operation to make sure the reporting is correct. DataQuick got it right ….. Why not hire them.

San Diego - First Time Home Buyers Only – 8000 Dollars !
The $787,000,000,000 stimulus bill signed into law has some benefits for first time home buyers. In the bill signed by Obama there is an $8000 first time home buyer tax credit. This $8000 amount was sized down from $15000 in the original version of the stimulus package. Here in San Diego County California and rich foreclosure environments like Chula Vista in South County San Diego welcomes this first time home buyer $8,000 tax credit incentive.
Some of the details are that the home purchased must be the first time home buyers principal residence. There is a cap of $8,000 if the purchase price is higher than $800,000. A first time home buyer in San Diego or anywhere in the U.S. would be someone who has not owned a principal residence for 3 years. This will only apply to home buyers buying in 2009 so if you’re sitting on the fence of San Diego home buyers this could be the thing that gets you down off the fence and back in the market.
There are also income limits that state single buyers need a modified adjusted gross income of $75,000 or less to qualify for full credit and $150,000 for married couples. If buyers make more income than the amounts stated they could be eligible for reduced credits. Make sure you talk to your accountant about this. The $8000 tax credit is refundable. Buyers will have to own the home for at least 3 years if they want to capitalize fully on the tax incentive. The tax credit will have to be returned to the government if they sell early. There are situations that will be exceptions to this rule.

Home buyers in San Diego are enjoying the low interest rates in 2009. Many home buyers have been sitting on the fence for quite some time and many San Diego home buyers are saying yes in 2009. During the first month of January in 2009 I have noticed an increase in buyers looking into buying a home in San Diego. With foreclosures and short sales dominating many of the areas and price ranges the pickings are ripe.
The interest rates being low allow a potential home buyer to have a lower monthly payment or buy a more expensive home. This basically means they can get more for their money or buy the same size home they have had their eye on and have a lower monthly house payment. I have worked with many San Diego first time home buyers and have found that they are amazed that they are able to buy a home at such an affordable price and such a low monthly payment. Just a couple of years ago many first time home buyers thought they were priced out of the San Diego Real Estate Market forever. Now many can buy and have a monthly payment for what they’re renting for.

Recently in San Diego a family brought their child to meet Santa so the young boy could tell Santa what he wanted for Christmas. Unfortunately Santa had to give the little boy the bad news that he couldn’t get all the toys that he wanted this year. That made the boy very sad. This same scenario seems to playing out all over America and around the world. One local economist had said that in recent years Santa had been very reluctant not to bring all the gifts asked for by the children and adults. The economy was solid he stated and the real estate boom fueled the stacks of presents under the trees around the world. He said, this year even Santa has felt the pinch of the downturn in the economy.
When questioned Clause said, I’m short selling my home too… we’re all in this together. Mrs. Clause is heartbroken about loosing her home and their vacation home in San Diego. It was said that even the Clauses didn’t see this one coming. Santa is laying elves off in the North Pole and has asked for part of the $700 Billion in bailout money but Barney Frank denied them the funds.
With the economy down and home equities lower or non existent at least here in parts of San Diego, it might be a little light under the tree in 2008.

San Diego is ripe for a great 2009 in the Real Estate Market. Prices are low and falling in the upper end price ranges and coastal communities. Interest rates are falling and should stay low through most of 2009. With the continuing foreclosures and the government helping homeowners and the economy out – here and there – the real estate in San Diego for 2009 should start the stabilization in the lower price ranges of single family detached homes. I’m starting to see it already and the entry level homes should continue to level off in many areas of San Diego through the 2009 real estate year.
It doesn’t mean that all the news is great and everything in real estate and the economy is just fine but it is the start of the next market. Once the entry level home prices stabilize it will have an effect on the entire market. Many “on the fence buyers” should jump into the market in 2009. With a new president in the White House this should calm the uncertainty of the whole election issues we’ve been focused on for the last 2 years. Many buyers who short sold their homes in 2006 and 2007 will be able to buy again. The investors have been pulling money out of their roller coaster ride on Wall Street and are deciding that real estate is a better more tangible item to own, especially real estate in Southern California.
