Home buyers in San Diego are enjoying the low interest rates in 2009. Many home buyers have been sitting on the fence for quite some time and many San Diego home buyers are saying yes in 2009. During the first month of January in 2009 I have noticed an increase in buyers looking into buying a home in San Diego. With foreclosures and short sales dominating many of the areas and price ranges the pickings are ripe.
The interest rates being low allow a potential home buyer to have a lower monthly payment or buy a more expensive home. This basically means they can get more for their money or buy the same size home they have had their eye on and have a lower monthly house payment. I have worked with many San Diego first time home buyers and have found that they are amazed that they are able to buy a home at such an affordable price and such a low monthly payment. Just a couple of years ago many first time home buyers thought they were priced out of the San Diego Real Estate Market forever. Now many can buy and have a monthly payment for what they’re renting for.

This year should be a banner year for Real Estate bargains in San Diego County. Home and condos continue to drop in most areas of San Diego County. Some of the smaller homes in the lower end of the price range are starting to solidify in some San Diego areas. This parachute to the freefall is in the first time home buyer price ranges of $200,000 to $400,000 and is a sign of stabilization. Summer 2009 should be a clear indication on where the San Diego real estate market is and where it’s going.
The upper end homes in San Diego County are in continuous freefall in many areas of the county. I recently did a BPO in North County Coastal and found homes selling in the $1.3 Million range just a couple of years ago now in the $600 range. The inventory there still tells me there’s a lot more room to drop. Some areas have upper end homes that are bargains and that shouldn’t drop too much more. You just need to know where.

Fast growth comes to an end creating “The San Diego Foreclosure Boom”. The fast growth that we saw here in Southern California and particularly San Diego has come to an end. The skyscrapers in Downtown San Diego that were forever changing the city skyline form year to year have slowed to a snails pace and the ones that are still building wish they hadn’t. The new master planned communities that allowed so many families to achieve the dream of homeownership in beautiful well thought out communities with parks and pools and brand new schools. They grew from all parts of the county from the old ranches in Chula Vista to the big movie star estates in North County Coastal and inland a ways.
Now that the fast growth is over where is the growth now? The growth has slowed and is even non existent in many areas of the county but the massive growth from recent years gone by has created another boom a more affordable boom. The San Diego Foreclosure Boom. Homes are now in some areas half the price they were only 2 years ago and the master planned communities with all the great parks and pools and schools are still there and are just as beautiful as there were then. First time home buyers are buying homes at steep discounts and families that had to short sell their homes 2 years ago are now jumping back into the market to buy again. What’s also fueling this foreclosure boom are all of the investors pulling money out of the pockets of the crooks on Wall Street and buying real estate that they truly have some control over. The San Diego Foreclosure Boom is on. Make sure you get yours before it’s over.

The foreclosure filings rose 81% nationwide in 2008 and 2.3 million homeowners received a foreclosure or auction notice in that year. The 2009 foreclosure filings should be as gloomy or even more gloomy than 2008. This data is from RealtyTrac Inc. and shows the dire reality of how many families are loosing their homes. There was 1 in every 54 households that received either a foreclosure or auction filing. 2009 should bring more bad news in the mail for many homeowners struggling to make their house payments. Many are just throwing up their hands and walking away. The economy now in a recession won’t help matters and with the unemployment rate on a sharp incline it will only fuel this foreclosure pattern.
Homeowners in San Diego have been hit with some of the highest foreclosure rates in the country. The past real estate boom in San Diego is now in complete coloration to the downturn that has San Diegans feeling blue. San Diego has always been known for the great weather and sunshine which is free. This is a bright side to the malaise that has gripped most areas of the country in that San Diego is a great place to live whether you own or rent. It is still truly Americas Finest City ….. it’s just a little more affordable. O.K. a lot more affordable.

San Diego is predicted by Forbes to be in the top 10 for worst real estate markets in 2009. The article stated that the median home price in 2008 is $412,490. The 2008 real estate year isn’t finished yet and the numbers wont be in for a while so I’m guessing Forbes got this number by looking at the 11 previous months in the 2008 which is only partially accurate although probably very close to the number that should come out in mid January of 2009. Forbes predicts that there will be a 21.1% drop in the San Diego median home price in 2009. If their prediction for 2009 San Diego median home values is correct the median home price at the end of 2009 should be $326,000. They also predict that in 2010 there will be a 2.9% drop in median home values from the 2009 number.
As a real estate agent in San Diego going into the 2009 market I think it’s going to be a great year. One of the best. I’m not one to sugar coat things either. The upper end homes in San Diego still have a ways to drop and many larger more expensive homes will need to come down and this is where you will see most of the bloodshed in the San Diego Real Estate Market in 2009. The lower end homes in San Diego which I would say are the homes under $400,000 in many cases have multiple offers on them when priced correctly. In some areas of San Diego County the lower end of real estate has leveled off. The median home price is not the average home price. The median home price is the home that is in the middle of all of the homes sold in a particular year. This means that if 20,000 homes sold in 2009 in San Diego the home that was number 10,000 is the median home price. Since the upper end will still come down, maybe 20% to 40% in some areas of the county this median price will be lower in 2009. Will it be 21.1% lower? Forbes thinks so and they might be right.
San Diego has a silver lining and that silver lining is that it’s San Diego. San Diego is one of the most desirable places to live in the United States and the world. San Diego was one of the first areas to head into the real estate downturn and will undoubtedly be one of the first to come out of it. They also predict that in 2010 there will be a 2.9% drop in San Diego median home values from the 2009 number. This is a great sign showing that the recovery should start then in the whole real estate market and the lower end should be getting a bump in 2010. When it does the lower end will start the recovery first flowed by the upper end. 2009 should be the best year for opportunity and getting the pick of the San Diego real estate litter especially with interest rates down and dropping even further in 2009.
