In 2009 San Diego Home Buyers are getting on board with the program. According to the National Association of Realtors many home buyers are out buying homes. Pending home sales has increased which is a great sign for the U.S. Real Estate Market. Pending home sales are measured by the Pending Home Sales Index which is a forward looking indicator based on purchase contracts signed in December. The index for December 2008 rose 6.3% over the November 2008 reading and this is 2.1% higher than December 2007. In the west we are seeing a17.5% higher number than the same month last year.
NAR states that the Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.
NAR – National Association of Realtors stated that the improved affordability conditions such as low interest rates and cheaper homes were a factor to the increase in pending sales. Another great statistic for December 2008 was that the Housing Affordability Index rose to 10.9 %. NAR stated it was the highest on record. This is a very positive trend going into 2009.
Many areas of San Diego and Chula Vista have seen a jump in pending sales in early 2009. I have also been getting many more phone calls and emails from people wanting to buy a home in 2009. If you are ready to buy a home in 2009 please give us a call.

Home buyers in San Diego are enjoying the low interest rates in 2009. Many home buyers have been sitting on the fence for quite some time and many San Diego home buyers are saying yes in 2009. During the first month of January in 2009 I have noticed an increase in buyers looking into buying a home in San Diego. With foreclosures and short sales dominating many of the areas and price ranges the pickings are ripe.
The interest rates being low allow a potential home buyer to have a lower monthly payment or buy a more expensive home. This basically means they can get more for their money or buy the same size home they have had their eye on and have a lower monthly house payment. I have worked with many San Diego first time home buyers and have found that they are amazed that they are able to buy a home at such an affordable price and such a low monthly payment. Just a couple of years ago many first time home buyers thought they were priced out of the San Diego Real Estate Market forever. Now many can buy and have a monthly payment for what they’re renting for.

The foreclosure filings rose 81% nationwide in 2008 and 2.3 million homeowners received a foreclosure or auction notice in that year. The 2009 foreclosure filings should be as gloomy or even more gloomy than 2008. This data is from RealtyTrac Inc. and shows the dire reality of how many families are loosing their homes. There was 1 in every 54 households that received either a foreclosure or auction filing. 2009 should bring more bad news in the mail for many homeowners struggling to make their house payments. Many are just throwing up their hands and walking away. The economy now in a recession won’t help matters and with the unemployment rate on a sharp incline it will only fuel this foreclosure pattern.
Homeowners in San Diego have been hit with some of the highest foreclosure rates in the country. The past real estate boom in San Diego is now in complete coloration to the downturn that has San Diegans feeling blue. San Diego has always been known for the great weather and sunshine which is free. This is a bright side to the malaise that has gripped most areas of the country in that San Diego is a great place to live whether you own or rent. It is still truly Americas Finest City ….. it’s just a little more affordable. O.K. a lot more affordable.

I get many requests through emails, phone calls contacts from my San Diego real estate web sites and blogs asking information on buying a home or showing requests on our listings and REO’s. I work very methodically and although I can be flexible experience has taught me that procedure needs to be followed for helping clients achieve their dreams. Before I start showing property and in many cases emailing properties I will always have my new home buyer pre-qualify with one of the lenders I work with. If the buyer already has a lender I will ask them for their lenders info so I can call them and talk with them. I want to know what loan amount they can get to see what price range to show then homes or condos in.
Knowing purchasing power and monthly payment comfort zone is very important before a buyer gets far down the road of buying a home they can’t afford or looking in a price range that is too low for what they can afford and want to buy. I equate it to knowing how much many is in your pocket before you go shopping. Unless you’re using credit or a check you would need to know how much cash is in your pocket before you went into the grocery store and started filling up your cart. Some people find that they have no money in their pocket and can’t buy right now while others realize that they can buy groceries for a month. Before you buy a home or even start seriously looking a buyer needs to know how much the bank will loan them and what the monthly payments will be.
Once the buyer speaks with a lender then the buyer knows their home purchasing power and their agent knows in what price range to start looking in. To me this is at the very beginning stage of buying a home. I’ve noticed many inexperienced Real Estate Agents not guide their home buyers in the right direction by having them contact a lender upfront. It’s sad when the agent shows property to the new homebuyers for months, find the perfect home and then realize that the home they want is priced at $500,000 and they can only get a loan up to $300,000. It turns into a waste of time for everyone involved and shows the client how inexperienced the agent is.
