This year should be a banner year for Real Estate bargains in San Diego County. Home and condos continue to drop in most areas of San Diego County. Some of the smaller homes in the lower end of the price range are starting to solidify in some San Diego areas. This parachute to the freefall is in the first time home buyer price ranges of $200,000 to $400,000 and is a sign of stabilization. Summer 2009 should be a clear indication on where the San Diego real estate market is and where it’s going.
The upper end homes in San Diego County are in continuous freefall in many areas of the county. I recently did a BPO in North County Coastal and found homes selling in the $1.3 Million range just a couple of years ago now in the $600 range. The inventory there still tells me there’s a lot more room to drop. Some areas have upper end homes that are bargains and that shouldn’t drop too much more. You just need to know where.

San Diego is ripe for a great 2009 in the Real Estate Market. Prices are low and falling in the upper end price ranges and coastal communities. Interest rates are falling and should stay low through most of 2009. With the continuing foreclosures and the government helping homeowners and the economy out – here and there – the real estate in San Diego for 2009 should start the stabilization in the lower price ranges of single family detached homes. I’m starting to see it already and the entry level homes should continue to level off in many areas of San Diego through the 2009 real estate year.
It doesn’t mean that all the news is great and everything in real estate and the economy is just fine but it is the start of the next market. Once the entry level home prices stabilize it will have an effect on the entire market. Many “on the fence buyers” should jump into the market in 2009. With a new president in the White House this should calm the uncertainty of the whole election issues we’ve been focused on for the last 2 years. Many buyers who short sold their homes in 2006 and 2007 will be able to buy again. The investors have been pulling money out of their roller coaster ride on Wall Street and are deciding that real estate is a better more tangible item to own, especially real estate in Southern California.

The ARM “Adjustable Rate Mortgage” Reset Schedule for 2007 through 2012 is quite grim. The ARMs are coming in huge numbers as they have been through 2007 and 2008. This graph from Credit Suisse with a slight modification of adding the Years and Months to the data bars is a clear pictorial of the Mortgage Meltdown Crisis.
The ARM’s are broken down into 6 groups: Agency ARM, Alt-A ARM, Option ARM, Prime ARM, Subprime ARM, and Unsecuratized ARMs. These Adjustable Rate Mortgages will reset to higher monthly payments which many homeowners will be unable to afford. Many homeowners make the mistake of depleting their savings and retirement accounts trying to keep up with the higher payments. Homeowners have the option of calling the mortgage holder and asking them for a loan modification, to refinance or readjust the loan payments. Homeowners can also short sale their home or let the bank foreclose on it. In all cases Real Estate, Legal, and Tax advice should be sought by the homeowner by the appropriate professionals in their fields of expertise.

One of the trends I’m starting to see in the San Diego Real Estate Market is that buyers have been and are really starting to bid up the foreclosures. I’m starting to see foreclosures sell for more than what a comparable short sale or regular sale “although in some areas of San Diego there are not too many of those” are selling for. What also needs to be considered is that most foreclosures are in poor condition compared to other homes or condos on the market. In many cases the yards are dead, they have been partially stripped, and the pride of ownership was gone once the homeowner new the bank was going to foreclose on them on and so on.
Short sales should be, in my opinion, not overlooked by home buyers in San Diego. Generally they are usually occupied by homeowners or renters and are usually in great condition. Homeowners are sometimes willing to repair items that home buyers want done where the bank owned properties are almost always sold as is. I truly believe that in many cases a buyer with a good buyer’s agent can find more value and a better home with a short sale rather than a foreclosure.
I hear buyers and inexperienced buyers agents voice their opposition to even looking at short sales in San Diego. I hear them say, short sales are a waste of time, short sales take way too long, the banks move way too slow on short sales and a buyer can lose interest and decide not to buy a home and so on. Most of what I hear is true if you go about it the wrong way. When looking at short sales you need to look at the short sales that are far along in the process and are being handled by an experienced agent. If a short sale is brand new or less than 60 days on the market it is usually still in the early stages and can have several months to go before the bank will have a price for what they will take for the home. If you write an offer in the early stages you might not have an answer back from the bank for many months and sometimes not at all.
Inexperienced agents selling short sales are a major problem in the San Diego real estate market. We have negotiated well over 50 short sales on the listing end and we have a great system for getting them closed. Our experience in short sales is excellent. Some agents have no experience and quite honestly don’t know what they’re doing. If you’re considering showing short sales or buying a short sale make sure the short sale is far along in the process. As an agent one can look at the confidential remarks and see if the experienced agent has put in verbiage to show that the bank is willing to accept an offer at a certain dollar amount. Also look at the market time on how long the short sale has been on the market. The process usually takes at least 60 days before the bank will say what dollar amount will work for them. Call the agent who has the short sale and ask them where they are in the process. By speaking to an agent you will know if they are experienced and know what they’re talking about. After a while you will start know which agents selling short sales have experience and which ones don’t.
