Many people hear short sales and think “shorts for sale” these are not shorts for sale in San Diego. They are short sales or selling your home short of what is owed on it to the bank.

The San Diego MLS is filled with Short Sale Homes. Many buyers think that most of the homes for sale in San Diego Foreclosures or bank owned homes. The fact is that there are many more short sales in San Diego County than there are foreclosures. When buying a short sale home in San Diego there are many things that need to be taken into consideration. Things that you will need an experienced San Diego Short Sale Realtor to help you with. There are many reasons why a short sale home can be a better option over a bank owned home.

A short sale home is a home that is listed for sale and will sell for less money than what is owed by the homeowner to the bank or mortgage company. San Diego has many short sale homes on the market and will continue to through 2009, 2010, 2011 and maybe even further down the line. If the home doesn’t sell as a short sale it will in most cases become a foreclosure and will be taken back by the bank and become an REO or Real Estate Owned on the banks books. The banks will then sell this home or hire a San Diego REO Listing Agent to sell the home as a foreclosure.

Some of the benefits of buying a short sale home over an REO are that in many cases because the homeowner still owns the home the homes are in better condition. The homeowner wants their home sold before the bank forecloses on it and in most cases will have it well kept during the short sale process and in many cases be living in it. This is not always the case but it is more likely that a San Diego Short Sale is in better condition than a San Diego REO. The process for buying a short sale is usually much longer than buying a foreclosure. There is much more negotiation and bank processing time when purchasing a short sale.

Home buyers in San Diego are enjoying the low interest rates in 2009. Many home buyers have been sitting on the fence for quite some time and many San Diego home buyers are saying yes in 2009. During the first month of January in 2009 I have noticed an increase in buyers looking into buying a home in San Diego. With foreclosures and short sales dominating many of the areas and price ranges the pickings are ripe.

The interest rates being low allow a potential home buyer to have a lower monthly payment or buy a more expensive home. This basically means they can get more for their money or buy the same size home they have had their eye on and have a lower monthly house payment. I have worked with many San Diego first time home buyers and have found that they are amazed that they are able to buy a home at such an affordable price and such a low monthly payment. Just a couple of years ago many first time home buyers thought they were priced out of the San Diego Real Estate Market forever. Homeowner Bailout – Loan Forgiveness – STATE OF EMERGENCY

So now we’re bailing out the auto industry. Who’s next? Every business is affected in some way by the recession but do all of them get to be bailed out by American tax dollars? If so wouldn’t it be better to just help small businesses Auto Detroit Bailout“businesses under 100 employees” than to help the giant companies that are run inefficiently with huge CEO bonuses. Of course the businesses have lobbyists and lots of them looking after their interests and lining politician’s pockets for their political careers but who’s looking out for us? And wouldn’t bailing out small businesses spread the wealth throughout the whole country instead of just concentrating on Detroit or just recently Manhattan. What is going on? Let these businesses fail. There are procedures for businesses to regroup its called bankruptcy.

Recently I saw the comparison on the news about how American Company Autoworkers are paid on average a little over $70 per hour while the Japanese Company Auto Workers working in the United States make just over $40 per hour. The American Company Auto Workers are unionized while the Japanese Company Auto Workers are not. The Japanese plants put out more cars and trucks per day then their Detroit counterparts. The quality of the automobiles is debatable so I won’t go there but the fuel economy of the Japanese Auto Makers is superior in most cases to the American Autos. If the American Automobile Companies business model is outdated and running in the red it needs to be changed by their high priced Harvard and Yale CEO’s not bailed out by you and me. Let them fail or every big business in the US will be lining up behind them.

I propose the solution of Loan Forgiveness. If all these huge corporations are getting bailed out then why not help out the taxpayers, the people, us? Now that we’re strapped with a trillion dollar debt and soon to be more to bailout every company with a hand out Homeowner Bailoutor political ties to the guy with the checkbook in D.C. Shouldn’t we be getting the money to help out us the homeowner the tax payer since we and our children are going to have to pay it back? Let the businesses fail but help the people – the people are the government not the corporations. If one of the main problems to our economy is the consumer and their lack of participation buying consumer goods then letting them loan modify at the new value of their home or walk away without any affect on their credit and no long term retribution from the debt collection companies that buy the bad debt from the banks is the option that should be considered.

I think the Federal Government should declare a SATE OF EMERGENCY just like they would in a natural disaster. And this economic disaster is far worse and more reaching with long term affects than a hurricane or tornado. I’ve seen my tax dollars go to hurricane relief and tornado relief and many other disasters all the time. Areas here in San Diego County and other areas of the country hit by the foreclosure tornado – hurricane - tsunami NEED HELP NOW! It’s time to help them – this is a STATE OF EMERGENCY!

Fannie Mae and Freddie Mac Suspend Home Foreclosures 2008 2009

On November 20th, 2008 Fannie Mae and Freddie Mac announced that they would be stopping foreclosures and putting them on hold “Until the streamlined modification program is fully implemented” as stated by Fannie Mae President and CEO Herb Allison. Freddie Mac LoansNot only has the two mortgage giants stepped up to embrace the “streamlined modification program” but so have Hope Now and 27 other mortgage servicers. This could be a nice Christmas present for many homeowners throughout the United States. Being thrown out of your home is hard enough but being thrown out around the winter holidays would be devastating.

Foreclosures scheduled to happen between November 26, 2008 and January 9, 2009 would be suspended during that time period. Fannie Mae has said this will encompass more than 10,000 homeowners. Fannie Mae as part of its “Second Look” initiative will be continuing workout efforts for homeowners seeking help. Fannie Mae

I have personally heard a lot of talk and read many sensational headlines about helping homeowners in trouble but the truth of it has been that most are not being helped. I think giving false hope can be an even crueler way to deal with this problem of epidemic proportions. I think a homeowner should try to modify their loan and work with their lenders but through my experience they should also realize that most homeowners that I have spoken with have not been successful with this approach. Maybe Freddie and Fanny are more eager and sincere than most banks and mortgage holders that I have witnessed drop the ball when helping homeowners with workouts and loan modifications.

Freddie Mac Chief Executive Officer David M. Moffett said that Freddie Mac is on track to help three out of five troubled borrowers with Freddie Mac loans to avoid foreclosure in 2008. Out of the 140,000 homeowners delinquent on their Freddie Mac loans it is estimated according to Freddie Mac that they will approve 84,000 of them for workouts in 2008. I can’t wait to see what these numbers really look like once we look back at them and count them up in early 2009.
