San Diego Real Estate Double Dip 2011

The question is how much of a Real Estate Double Dip? San Diego Real Estate along with most of the real estate in the Case-Shiller Home Price Indices 2005 to 2011 20 Citiescountry has dipped according to the data from the Standard and Poor’s Case-Shiller Home Price Indices reported on May 31, 2011. The home price indices which is the leading measure of U.S. home prices shows the U.S. National Home Price Index declined by 4.2% in the first quarter of 2011 compared to the 4th quarter of 2010. The San Diego Home Price Indices declined only 0.8% for the same time period in the 1st quarter of 2011.

The data from the Standard and Poor’s Case-Shiller Home Price Indices also showed that the annual decline was 5.1% compared with the first quarter of 2010. In respect the indices for San Diego Real Estate showed a decline of 4.0% from last year. The First Time Home Buyer Tax Credit program in 2009 and 2010 was also thought to be a large factor in Standard and Poors Case-Shiller Home Price Indices San Diego Real Estate 2005 to 2011 Chart Graphbringing buyers to the market to help with the decline and stabilize home prices. This program is no longer available. I wonder if it’s time for the government to bring back some more incentives for home buyers to stabilize the market again. Maybe a program with more tax write offs in contrast to the proposed elimination of the home mortgage write off that some politicians have been peddling to pay for their huge mismanagement of America’s Tax Dollars and runaway spending.

After watching some of the talking heads on the television news networks it seems they are concerned that the latest unemployment numbers that fell way short of expectations are also fueling the low real estate activity and home price indices. The foreclosures that are still set to hit the market will of course add to the inventory as well as the short sales of upside down home owners. Some have also pointed out the unfriendly business practices of the current administration S&P Case-Shiller Home Price Indices Real Estate Double Dip 2011causing many businesses to hold back on hiring and expansion in the US. If this keeps up many of the new jobs may be expanded to foreign counties instead of the US. This would also hurt real estate.

I have personally seen many buyers in recent months jump into the San Diego Real Estate Market and I think the summer of 2011 looks like busy one for San Diego real estate agents. Time and releasing foreclosures and short selling the upside down homes will get us through to a more stable market. Compared to some of the recent drops in home price indices, a 4% drop although in the wrong direction is not something that should be too unexpected. Let’s face it we’re still in a fragile recovery. People still need homes to buy and many have jobs and good credit. What they need now is to feel confident in where the country is going and how it’s getting there. M. Lewis

Downtown San Diego City Skyline Views

There are many great spots to get a view of the Downtown San Diego City Skyline. One of them is North Harbor Drive by Downtown San Diego City Viewsthe San Diego Airport and the other is on Coronado Island at the Old Ferry Landing Shopping Center. Although there are some other areas that have great views of Downtown San Diego and its beautiful city skyline these 2 are some of my favorites. The North Harbor Drive view is looking Southeast at the city and the Coronado Island view is looking Northeast.

The North Harbor Drive view by the San Diego Airport, Lindberg Field, has the added bonus of many boats and ships on their moorings and if you’re lucky you may even see cruise ships docked alongside the city skyline as well. The video in this blog post has a cruise ship departing and airplanes arriving to America’s Finest City.

The Coronado Island view to Downtown San Diego at the Old Ferry Landing Shopping Center is also a great spot to eat or just sit on a park bench and watch the city. There are many shops and restaurants at this location and it is also a ferry landing. This is a very busy area with people enjoying the sights and activities while in comparison the N. Harbor Drive area is basically just a sidewalk and some small parking lots.

Little Italy San Diego California Video

Little Italy is one of my favorite areas in Downtown San Diego. It’s not just the great food either it’s the great atmosphere Little Italy San Diegoas well. Little Italy in San Diego was also part of the last San Diego Real Estate Boom and many new condos and town houses were built in the Little Italy part of Downtown San Diego. There are lots of great shops to go shopping or just look around.

This is a great area to spend a weekend afternoon to stroll up and down the main street called India Street. Some of the well known restaurants are Filippi’s Pizza Grotto, Mimmo’s Italian Village, Landini’s Pizzeria and many others. There’s also lots of sidewalk dining that is very romantic and quite enjoyable. Very similar to some areas in the Gaslamp Quarter down by PETCO Park home of the San Diego Padres.

Little Italy in Downtown San Diego, California also has many events where the India Street is closed down for pedestrians. If you live in San Diego or if you’re visiting San Diego make sure you stop by Little Italy. You’ll be happy you did.

PETCO Park 2011 Home Opener - San Diego Padres

It was a beautiful sunny day in San Diego for the Padre Season Opener at PETCO Park. The stadium was packed and the fighter jets flew over to christen the 2011-2012 baseball season in San Diego. Since the Padres ballpark opened in downtown in the Gaslamp Quarter the Padre games have taken on a new element of being exciting because of the great stadium, PETCO Park and the great location of Downtown San Diego. The energy is awesome and purely San Diegan.

The World Series Champions San Francisco Giants were in town and so were many of their fans to root them on. In the section that I was sitting in with my family I was in the middle of arguments between Padre and Giant fans to the point where a Padre fan was kicked out by the police for allegedly threatening a Giant fan. So much for a nice day at the ballpark with the family, it got a little out of hand.

Other than that incident the Padres had a great game and defeated the Giants 3 to 1. It was a little cool once the sun went down but we all got free Padre T-Shirts which added an extra layer of warmth. This was the first Padre game of the 2011 – 2012 baseball season and there will be many more I will attend this year. A baseball game at PETCO Park is a staple for San Diego Sports Fans. Come check a few out this year.

Real estate values in Central San Diego in February 2011 have dropped in median value 3.87% for homes and no change for condos from the same time last year. The communities that make up the 2011 San Diego Real Estate study are;

Some of the biggest drops for home values were in Logan Heights 92113, Morena 92110, North Park 92104 and Tierrasanta 92124. Some of the biggest drops for condos were in Allied Gardens and Del Cerro 92120, Mission Valley 92108, Morena 92110, Sorrento Valley 92121, Tierrasanta 92124 and University City 92122.

Some of the biggest gains in this 2011 San Diego Central Real Estate study were, for homes the following communities; Coronado 92118, Kensington and Normal Heights     92116, Logan Heights 92113 and Ocean Beach 92107. For condos the following communities had the highest median price gain; Clairemont 92117, Coronado 92118, Golden Hill 92102 and Serra Mesa 92123.

The San Diego Earth Fair was held at Balboa Park in Downtown San Diego. This Earth Fair marked the 20th year of the event and the 40th anniversary of the first Earth Day. This event usually attracts about 70,000 visitors and covers the entire park. The Downtown San Diego Fair had over 350 exhibits and was spread out nicely across Balboa Park making the crowds seem less than there really was. Some vendors and exhibitors had better real estate than others but the Fair from my experience was a smashing success.

I was expecting to see the event taken over by the GREEN AGENDA but was pleasantly surprised to see most of the booths about nature and many about San Diego nature, wildlife, beaches, oceans and back country. We had to park about 2 miles way and walk in but the day was quite pleasant and who doesn’t love Balboa Park on a nice day. This is an event I would recommend if you get a chance to see it in the future.

I recommend IB Pet because I’m a big fan of customer service and that’s what I get at IB Pet. They’re located right off of Palm Avenue in Imperial Beach and easy to get to from anywhere in South Bay San Diego including Chula Vista and Coronado Island. I would even drive to IB Pet if I lived in Escondido or Oceanside. It’s worth it.
