Home buyers in San Diego are enjoying the low interest rates in 2009. Many home buyers have been sitting on the fence for quite some time and many San Diego home buyers are saying yes in 2009. During the first month of January in 2009 I have noticed an increase in buyers looking into buying a home in San Diego. With foreclosures and short sales dominating many of the areas and price ranges the pickings are ripe.
The interest rates being low allow a potential home buyer to have a lower monthly payment or buy a more expensive home. This basically means they can get more for their money or buy the same size home they have had their eye on and have a lower monthly house payment. I have worked with many San Diego first time home buyers and have found that they are amazed that they are able to buy a home at such an affordable price and such a low monthly payment. Just a couple of years ago many first time home buyers thought they were priced out of the San Diego Real Estate Market forever. Now many can buy and have a monthly payment for what they’re renting for.

With thousands of foreclosures in San Diego and hundreds of thousands of foreclosures throughout the United States many renters are asking “What happens to us if the home we’re renting gets foreclosed on?” First of all a renter should always seek legal advice in this situation because laws are different depending on state and county laws. I have noticed that some banks and lending institutions will give renters relocation assistance in the form of money in a check to move out by a certain date usually less than 30 days.
Some renters I have spoken with have said that the landlord or owner of the home, condo or multi-unit property didn’t say anything to them about the property being foreclosed on. Renters are shocked to find out that the owners were collecting rent at the same time they weren’t making house payments. Property owners know well in advance that the bank is foreclosing on them and should ethically tell the renters what’s going on. Most of the time the renters will lose their deposits as well when the bank takes the property back and the owner disappears. If a renter is unsure about the home or condo they’re renting being a foreclosure or not they can contact a local Realtor – if in San Diego County contact us and we can tell you if a notice of default has been filed on the home or condo you’re renting.
Please be careful when renting another home or condo and find out before you move in if that property is a pre-foreclosure or foreclosure. CNN has a great video about this subject. Please view the CNN News video about renters and foreclosures below.

Comparing Foreclosures and Short Sales is sort of like comparing Apples to Oranges. Foreclosures in San Diego will sell fast and get multiple offers if they are priced correctly and in a desirable price range. It seems that the magic number or price range for a single family detached home is anything under $400,000. Most of the time there are aggressive offers and many offers in this price range which will also drive the price up on the REO. Not only is the price important to the asset managers who will ultimately decide which offer to take but also things like, how much money “non loan amount” is in the deal, is it an all cash offer, what has the mortgage holders lender determined the purchasers credit looks like, and others. Foreclosures are in many cases not in as good condition as short sales are because the previous owner in some cases might have removed essential items like lighting, stoves, water heaters, outlets etc …. Where on a short sale most of the time the seller or renter is still in the home maintaining it and will not usually do any destruction while in their possession.
Short Sales have the length of time issues unpopular to agents, sellers and buyers. Short sale packages are submitted to the bank by the listing agent and offers are taken and submitted to the bank. The process of the bank looking at offers and accepting one or countering the offer can take a long time. The factors include, which bank has the short sale, who the negotiator at the bank is, what the offers look like to name a few. Sometimes the short sales are unbelievably fast at 60 to 90 days and sometimes they can take over a year and in some cases get foreclosed on despite the efforts of everyone involved. When the bank is interested in selling the home as a short sale and not pursuing a foreclosure they will approve the short sale at a price and terms and this is when a buyer can pick up a home at a great price. Sometimes the prices are better than the foreclosures which can be bid up to more than what they should be selling for. Some people are under the false impression that just because it’s a foreclosure it’s the best deal on the market. The short sale is also in many cases in better condition.

If you’re looking to buy a home or condo in San Diego or Chula Vista home repos meaning “foreclosures, bank owned homes or REO’s” there is a new interesting way to buy them. You can go on a Home Repo Tour Bus. Hmmmmm … I had to think about this for a while. Does this really work out in the best interest of the buyer? It’s hard to believe it could.
Let’s dissect this a little bit. Bob and Sue are going to buy a home in San Diego County and let’s just say they’re considering buying in the Chula Vista area. They can contact a Realtor who specializes in Chula Vista Real Estate and get one on one service or they can go on a Home Repo Tour Bus and compete for the same homes with 30 other people. What I’ve also noticed is that companies offering the Repo Bus option will show you mostly if not exclusively their REO listings and not all of the REO’s on the market. This means Bob and Sue are only seeing a small portion of what’s actually available. This can be very short sited for a buyer but the real estate repo bus companies love it.
So you jump on the repo bus and what you’ll see is that the nicer more desirable foreclosures are the ones that everyone wants to put offers in on. I wonder how that gets dealt with fairly. Bob and Sue now have to get the agent to submit their offer in with 5 other offers to the company that has the REO. Hmmmmmm…… Be careful. There is a better way… a much better way.
You should hire a local real estate expert to help you find a home one on one. They will dedicate the time to help you find the right home at the right price. They will also show you all of the foreclosures not just the ones they have for sale. Also there are many good deals that are short sales and just regular listing that you won’t ever see on a rep bus. Please take my advice don’t get crammed into a repo bus when you can have a professional one on one relationship with a real estate agent who is working for you and only you. It makes all the difference in the world!
