EastLake 91914 Fall Report
The median 3 bedroom home price in the EastLake area of Chula Vista in the 91913, 91914 and 91915 Zip Codes for the month of October 2008 shows great value and a high volume of sales. The vast majority of homes sold in the EastLake area are foreclosures or short sales. The newer areas of Chula Vista like EastLake, Otay Ranch, San Miguel Ranch and Rolling Hills Ranch have felt the sting of the declining market.
91914 EastLake area including Rolling Hills Ranch and San Miguel Ranch – October 2008 had 7, 3 bedroom homes close escrow. The lowest priced 3 bedroom home sold was on Yosemite Drive in EastLake Trails North and sold at $371,000. The highest priced 3 bedroom home was on Eagle Valley Drive in Rolling Hills Ranch and sold for $429,000. The median 3 bedroom home price in 91914 for October 2008 was $379,000.

EastLake 91913 FALL Report
The median 3 bedroom home price in the EastLake area of Chula Vista in the 91913, 91914 and 91915 Zip Codes for the month of October 2008 shows great value and a high volume of sales. The vast majority of homes sold in the EastLake area are foreclosures or short sales. The newer areas of Chula Vista like EastLake, Otay Ranch, San Miguel Ranch and Rolling Hills Ranch have felt the sting of the declining market.
91913 EastLake area including Otay Ranch and College Estates – October 2008 had 16, 3 bedroom homes close escrow. The lowest priced 3 bedroom home sold was a fixer upper on Gotham in College Estates and sold at $200,000. The highest priced 3 bedroom home was on Lone Tree Road in Otay Ranch and sold for $450,000. The median 3 bedroom home price in 91913 for October 2008 was $347,000.

Not only are we REO experts in San Diego County we are also BPO experts in San Diego County and have completed countless BPO’s for our clients. A BPO or Broker Price Opinion is very similar to a CMA or Comparative Market Analysis which is something we do free of charge for homeowners. A BPO is an analysis of what the property, home or condo is worth in today’s market. Comparable properties that are both sold and active listings are used in the report. The properties also have to be as similar as possible to the subject property and the sold comps have to be with 90 days for an accurate BPO.
BPO’s when completed correctly can take some time to complete. Also we like to not only do a drive by on a drive by BPO but we also get out and look around to see as much of the property as possible to formulate an accurate BPO. We also like to take as many pictures to detail the condition of the property. Having access to the property to see the interior of the home or condo is very important for a more accurate BPO but not always possible. Interior BPO’s are the preferred method for accuracy.

If the real estate market in San Diego is a long snake the foreclosures are like an elephant that the snake has eaten. Like anything a snake eats it will take time to pass through the length of the snake’s body. Eventually it will be digested and disposed of. In the mean time the snake has a huge blockage that has to work itself through before it goes back to its normal appearance.
The San Diego Real Estate Market has swallowed an elephant and that elephant is the foreclosure market. This foreclosure elephant is slowly being digested by the real estate buyers in the San Diego Real Estate Market Snake. It will take some time to digest and property values in many areas of San Diego are still declining. Banks are loan modifying and taking short sale offers that are heading off foreclosures that will never even hit the San Diego Market. Banks are also starting to bulk sale REO’s so that investors can gobble them up and sell them at auctions or hang on to them as investments for a sale at a later date.
The snake is fat and the elephant has a long way to go to get to the end of the snake. Hopefully in 2009 and 2010 we’ll start seeing the leveling off of real estate values in San Diego County. There are some areas in some price ranges that are already leveling off. Unfortunately some of the higher end homes still have a sharp drop ahead.
