So far this year there have been 320 homes that have sold in CarmelValley. The median home price was $975,000. At this rate there should be less homes sold in CarmelValley in 2008 at a slightly lower median sales price.
There are currently 184 homes for sale in the 92130 zip code. The lowest price Carmel Family home is $550,000 and is located on Carmel Creek. The highest price CarmelValley home is priced at $12,800,000 and is located at Rancho Del Mar Trail. The median list price in Camel Valley San Diego is $1,195,000. There are currently 34 homes in escrow with a median price of $895,000.

This Real Estate Market Update was completed on October 30, 2008. Downtown San Diego 92101 has an inventory of condos for sale of 499 condos. The lowest priced condo on the market is priced at $149,000 and is a studio on 6th Avenue in The Mills at Cortez Hills. The highest priced downtown condo on the market is prices at $10,850,000 and is a 3 bedroom pent house on Front Street in the Marina District in Renaissance. The median downtown condo list price is $565,000 on this date. There are 122 condos in escrow in the 92101 zip code. The median price for pending condos is $379,900. Many of the active and pending condos are foreclosures.
There were a total of 555 condos sold in Downtown San Diego year to date. 38 of these condos were studios, 168 were 1 bedroom condos, 324 were 2 bedroom condos and 25were 3 bedroom condos. There were a total of 614 condos sold in 2007 in Downtown San Diego 92101. This year should be about the same volume of sales.

If you’re looking to buy a home or condo in San Diego or Chula Vista home repos meaning “foreclosures, bank owned homes or REO’s” there is a new interesting way to buy them. You can go on a Home Repo Tour Bus. Hmmmmm … I had to think about this for a while. Does this really work out in the best interest of the buyer? It’s hard to believe it could.
Let’s dissect this a little bit. Bob and Sue are going to buy a home in San Diego County and let’s just say they’re considering buying in the Chula Vista area. They can contact a Realtor who specializes in Chula Vista Real Estate and get one on one service or they can go on a Home Repo Tour Bus and compete for the same homes with 30 other people. What I’ve also noticed is that companies offering the Repo Bus option will show you mostly if not exclusively their REO listings and not all of the REO’s on the market. This means Bob and Sue are only seeing a small portion of what’s actually available. This can be very short sited for a buyer but the real estate repo bus companies love it.
So you jump on the repo bus and what you’ll see is that the nicer more desirable foreclosures are the ones that everyone wants to put offers in on. I wonder how that gets dealt with fairly. Bob and Sue now have to get the agent to submit their offer in with 5 other offers to the company that has the REO. Hmmmmmm…… Be careful. There is a better way… a much better way.
You should hire a local real estate expert to help you find a home one on one. They will dedicate the time to help you find the right home at the right price. They will also show you all of the foreclosures not just the ones they have for sale. Also there are many good deals that are short sales and just regular listing that you won’t ever see on a rep bus. Please take my advice don’t get crammed into a repo bus when you can have a professional one on one relationship with a real estate agent who is working for you and only you. It makes all the difference in the world!
