Coronado Home Prices in 2008

Coronado had a median home price of $1,525,000 in 2007. This is $80,000 less than the median home Coronado Real Estateprice of $1,605,000 in 2006 which was the peak for Coronado home values. This is still a median Coronado home price gain of $675,000 from the 2002 median home price which was a mere $850,000. That’s a gain of $675,000 over a 5 year period which even for San Diego standards is a big gain. Coronado Island, although it is attached to land to Imperial Beach by a strand of sand is very exclusive. The Coronado Strand has some great communities as well like the Coronado Cays which some of the homes and condos have their own private boat slips off of their patios.

The Hotel Del Coronado is probably what most people think of when they hear Coronado in San Diego. It is a wonderful hotel and I’ve stayed there many times over the past 3 decades. I lived in Coronado Shores in the late 80’s and enjoyed my stay there very much. Rancho Penasquitos in 92129 had a median home price in 2007 of $640,000. This is higher by $5,000 over the 2006 median home price of $635,000 but $19,000 less than the 2005 peak median price of $659,000. Rancho Penasquitos home prices have held very stable in the unstable San Diego real estate market. Rancho Penasquitos has given back little of its peak median home price of 2005. Since Route 56 opened up Rancho Penasquitos has enjoyed and will continue to enjoy fast beach access to Torrey Pines, Del Mar, and Encinitas beaches. There are 110 homes on the market in February 2008 while doing this post. The homes have an average list price of $655,582 and average days on market of 68 days.

Poway 92064 had a median home price in 2007 of $640,000. This median home price in Poway is down by $10,000 from 2006 which had a median home price of $650,000 and was Poway’s peak year for average home prices. The below graph for Poway median home prices from 1988-2007 shows a huge jump of $130,000 from 2003 to 2004. In that one year period Poway’s median price jumped from $470,000 to $600,000. Poway’s median home values have held solid during the recent San Diego real estate market downturn. No bubble has burst here.

The big price jumps in Rancho Bernardo 92127 were from 2004 to 2005 which had a median home price jump of $186,500 and from 2003 to 2004 which had a median home price jump of $192,500.  This is a $379,000 price jump in 2 years.
